Deal struck for final phase of Farington industrial site that will create 1,100 jobs

Developers have secured backing for the final phase of a major business park near Leyland.

A major expansion of a Leyland industrial park has been secured, which will create 1,100 jobs overall once finished.

Arrow Capital Partners and Cerberus Capital Management have completed a development agreement with Caddick for the delivery of the second phase of Farington Park.

They say the Leyland location, with direct access to the M6, M65 and M61 motorway network, meets growing occupier demand for ‘mid-box’ industrial and logistics space across the region. Construction of phase two will commence imminently.

The development represents the final phase at Caddick’s 50‑acre site, following the completion of more than 550,000 sq ft of industrial space in 2023.

Phase two will comprise 96,000 sq ft of Grade A space across four detached units. Once complete, the overall scheme will have supported the creation of up to 1,100 jobs and generated approximately £2m in annual business rates for the local area.

he scheme will offer sustainable industrial accommodation alongside extensive on-site amenities, including a seven-acre ecological park, upgraded public rights of way, outdoor gym facilities, walking paths, cycle storage and electric vehicle charging points.

The development will target BREEAM Excellent and EPC A ratings, incorporating a range of energy‑efficient and ESG‑led features such as photovoltaic panels, solar‑ready roofs, cycle and EV charging infrastructure.

Walking and cycling routes delivered during Phase 1 will be enhanced as part of the next stage of works, with facilities designed to be accessible to both the site’s workforce and the local community.

Cormac Dunne, head of real estate, Europe at Arrow Capital Partners, said: "We are delighted to add another high-quality UK asset to our SIRE portfolio. To date, the portfolio has delivered in excess of 6m sq ft of sustainable, Grade A logistics space globally, and the team is seeking further development sites across the UK and Europe to build on that momentum.

"We look forward to working with Caddick to deliver a best in class scheme in a supply constrained market."

Tom Park, asssociate director at Caddick Developments, added: "Securing funding for Phase 2 of Farington Park marks another significant milestone, and we’re delighted to be working with Arrow and Cerberus to progress the scheme at pace. The site’s excellent motorway connectivity, combined with high-quality sustainable design, reinforces our commitment to delivering industrial space that offers more than a traditional warehouse solution.

"Phase 2 brings much-needed mid-box accommodation to the market and will play an important role in supporting regional growth, employment and evolving funder and occupier demand."
