Nursery, shop, cafe and pharmacy part of £35m plans to redevelop Lancaster industrial estate

Hurstwood Holdings have submitted plans to Lancaster City Council detailing its proposals to partially redevelop the Lune Industrial Estate.

The company announced its plans for the site in September 2020, and has now formally submitted the details.

The plans for the 22 acre site off New Quay Road include the erection of new buildings and conversion of existing buildings to create 15 industrial blocks, and a new amenity block containing a nursery, cafe and retail unit with associated access, parking and landscaping.

Hurstwood Holdings' application states: "The demand for new, high quality units that meet the market requirements are high and these would significantly contribute to the long-term viability of Lune Industrial Estate.

"Overall, the proposed development will aim to rejuvenate the under utilised land, improve commercial infrastructure and create a unified industrial park with an improved social and community facilities. In addition, by re-developing the existing industrial estate, the environment in and around the site will significantly improve."

The proposed scheme will remodel the site to provide 16 new industrial and commercial buildings in a range of sizes with associated parking.

In total there will be 493 parking bays on the whole site.

The proposed use of the site will remains primarily as existing - general light industrial use, with an Amenity Block 16 housing a nursery, cafe and a retail unit.

Hurstwood Holdings said the demand for the industrial units on the site is high and would increase the employment opportunities in the area.

The application said: "The proposed outward facing Amenity Block would provide essential community facilities that are much needed in the area including nursery, café, pharmacy and a convenience store.

"Whilst the nursery will be an essential addition to the neighbouring residential area, the pharmacy, convenience store and a café will accommodate existing residents as well as future employee’s within the Lune Industrial Estate, thus creating an improved social and community infrastructure on site."

All vehicular traffic will use the existing spine road accessed via New Quay Road

New cycle links have been proposed, running from the sites primary access off New Quay Road, through to Europa Way on the eastern boundary, connecting the site to the wider cycle network.

The application added: "Approximately 1.16 acres of landscaped areas around the edges of the site will be retained and enhanced in order to accommodate existing and adjacent habitats.

"Appropriate native tree and hedge species and species of local provenance are to be proposed.

"The development will have a proposed 3m and a 6m buffer strip along the western boundary that equates to approximately 0.55 acres.

"This will aim to provide an attractive screening to the proposed development and enhance biodiversity through potentially providing foraging opportunities for bats and other species."
