Reservoir near Bolton football stadium and Middlebrook retail park up for grabs after hitting market

A 25 acre reservoir near Bolton has hit the market.

High Rid Reservoir in Lostock, near Middlebrook Retail Park, is being marketed by estate agents Armitstead Barnett.

The agents say the man-made body of water offers “a unique blank canvas for a wide variety of leisure, commercial, community or mixed use ventures”.

With “no specific end use prescribed”, they say the lake is well suited for outdoor recreation and environmental or educational initiatives.

Up until October 2017, High Rid Reservoir was used by Bolton Council, under licence from United Utilities, to stage activities for young people and those with learning difficulties and/or disabilities.

These activities include canoeing, kayaking, raft building and sailing. The reservoir is also used by Bolton Canoe Club for various activities.

The site is to let by informal tender, but the asking price is not publicly listed, requiring interested buyers to contact the agent directly. The deadline for interested parties is 12pm on Wednesday, April 15.

It comes with its own Porta Cabin, which has potential for conversion or use as a café, restaurant, education or recreation centre, business offices or retail unit.

A separate Porta Cabin provides toilet facilities, comprising one accessible WC and two general WCs, and an additional Porta Cabin is currently arranged for use as changing rooms, supporting sporting, leisure, or activity-based proposals.

Armitstead Barnett say the reservoir and facilities must be shared with other occupiers, in which case ‘operational coordination may be required’.

This includes Bolton Canoe Club and Bolton Mountain Rescue, who currently use the site, including some of the storage containers and the W.C. facilities.
