Park extension and 500 new homes get green light

A masterplan for 500 new homes and a new nature reserve in the heart of Leyland has been rubber stamped by council bosses.

Outline proposals for the development on 30 hectares of land off Altcar Lane, was passed by South Ribble Council last week. It comes after draft plans prepared by Redrow Homes and the Homes and Communities Agency were opened to public consultation in October.

As part of the “village” style development, it has been agreed that an extension to neighbouring Worden Park will be created. This will be in the south-western corner of the existing park around Shaw Wood, which will take in the feel of a nature reserve - with a natural landscape and wildlife habitats.

There will also be a new children’s play area on the development, new pathways linking the development and Worden Park and a link to the proposed Leyland Loop.

The first detailed plans for housing - a key part of the City Deal - are expected to be submitted as early as this spring.

South Ribble Coun Cliff Hughes said: “The Masterplan will prove pivotal to helping the council comprehensively manage future planning applications for this site, which will not only provide a good mix of quality homes, a proportion of which will be affordable, but also an extension to the fantastic Worden Park.”

The land would be accessed from two points off Leyland Lane. A spine road would weave through the whole of the site with secondary roads and cul –de sacs providing access to the housing. Lower density housing will be located to the south east and the north east “green fringes”. Higher density clusters of mews and courtyard house types will be located off the main spine road.
