Police were called to the shop in Fishergate, at the junction with Guildhall Street, after two men were spotted raiding the store at 11.45pm.
They had forced entry by ripping a hole through the boarded up entrance before snatching a number of shirts and jackets from inside the store.
But the pair were spotted by a member of the public who gave chase before officers arrived, forcing the thieves to ditch their stolen goods as they fled the scene.
Lancashire Police said no arrests have been made at this stage, but an investigation is ongoing this morning (Wednesday, October 14).
A police spokesman said: "We have attended to a report of a burglary at 11.45pm yesterday evening at Mountain Warehouse in Fishergate, Preston.
"It is believed that there were two male suspects who had gained entry to the premises by ripping a hole in the bottom of the boarded up entrance and whilst inside have attempted to steal a number of clothing items including shirts and jackets.
"It transpired that the two males responsible were spotted by an eagle-eyed member of the public who gave chase and in doing so, the suspects kindly left the clothing behind for us to collect and return to its rightful owner.
"We are continuing to investigate the case and I would urge the males responsible to come and speak to us at the police station."
The force has thanked the brave man who gave chase to the thieves and prevented them from getting away with the stolen clothes.
"We would like to say thank you to the member of the public who bravely tried to apprehend the fleeing suspects.
"We would also ask that if anybody has any information or saw any of the incident, then please get in touch with us via 101 or by emailing [email protected]"
