Stroma Group already provides building control surveying and environmental sustainability services around the country, but its new specialised service offers a professional snagging service for new-build homes.

Minor and sometimes major problems often aren’t picked up early on, which can cause major headaches getting them fixed.

Jonathan Gallie, from Stroma, explained: “During the first 12-24 months, any issues with your new build home should be repaired by the housebuilder, before the NHBC warranty transfers over; after that it can become much more complicated to not only get repairs done, but establish who is responsible for them. This can lead to long, drawn out discussion and legal debate.”

But even in those first few years it can be difficult getting snags actioned, and repaired to a sufficient standard. Sometimes home owners will identify a number of issues, but only a few are repaired, or repaired well. And that’s where having an independent report – which can be used as a legal document – to fully evidence what is required can highly beneficial.

“Stroma’s snagging service is for every new-build, from small flats to large houses. The system is simple – visit our online portal and book what you want on the time and date that suits you.

“Our surveyor visits and spends a few hours doing a full visual survey, including walls, ceilings, pipework, radiators, skirting boards, tiles, light fittings etc. It covers everything that is installed after the shell of the building is up.”

And while many of the snags may be classed as relatively minor – squinty radiators, uneven floor tiles or door frames which don’t fit properly, the service can identify much more.

Jonathan added: “When we visit we can identify everything from minor issues to major building defects which could make the building unfit for purpose.

“We can save householders thousands or even tens of thousands of pounds, and save a massive headache too.”

While the firm cannot lobby the builder on your behalf, this evidence-based independent report is a valuable tool when the home owner is negotiating repairs.

Stroma also offers a follow-up service, if required, at a reduced cost, where a building control surveyor will revisit and assess the standard of any snagging repairs carried out by your builder.

All the reports are electronic, so that home owners can simply download their own PDF and share it directly with their housebuilder, to provide you with a written list of all repairs required.
