James Hall and Co want to demolish buildings on the corner of Todd Lane South and Brownedge Road to create a modern and more efficient store with better access.

The application site currently includes a Spar shop, petrol filling station and shop, as well as car sales garage, Quality Cars UK.

Although the sales garage is included in the formal demolition plans, a spokesman for Quality Cars UK said they have had little communication from landlord James Hall and Co, other than being told a planning application was being prepared.

He said: “We’re not 100 per cent what’s going on. We’re not clear whether the showroom is to be demolished as well, but I’d assume so, as we’re all part of the same building.

“All we’ve heard is that they’re going to try and get planning permission, but at the minute, it’s up in the air.

“It would be a blow if we had to look for new premises, because we’ve been here nearly 30 years.”

James Hall and Co were unavailable for comment when approached yesterday.

The planning statement says all buildings on the site would be flattened, except for the forecourt canopy and fuel pumps, which will be retained, albeit the canopy will be raised by almost a metre.

The application is to redevelop only the petrol filling station and convenience store, which would extend to 397sqm in total, with 265sqm of sales area. The new store would range in height from 3.4m to 6.6m in height, made from red brick with a gently-sloping roof.

It is proposed to consolidate the number of access points across the three land parcels, with all vehicles leaving the site in forward gear. There would be six car parking spaces.
