Plot of almost 70 homes in Grimsargh loom after final council vote

The final hurdle to bring almost 70 new homes just south of Longridge has been cleared after planning officers say yes to the detailed plans.

In-depth plans for 68 homes on land off Ribblesdale Drive in Grimsargh were approved by Preston Council’s planning committee after hearing from HOW Planning LLP, planning agents acting on behalf of project developer Wainhomes (North West) Limited.

The development – west of an adjoining Wainhomes development for 64 homes with associated open spaces and play areas – will see the arrival of 44 detached and 24 semi-detached homes as well as two dedicated green space areas and the maintenance of a public pond.

James Berggren of HOW Planning said: “The applicant has produced an attractive layout that will ensure that high quality residential development is created, and one that integrates well and represents logical continuation of the ongoing Wainhomes development to the west.”

Preston Coun Peter Moss asked about a timescale for the build, to which Mr Berggren said he could not answer as it is a matter for Wainhomes themself. No other questions or comments were made.

Preston planning officers noted that “objections have been received” from five households regarding flooding and impact on the local environment, but that these “have been fully considered as part of the analysis of the scheme”.

They added that: “the proposal complies with the relevant provisions of the development plan and there are no material considerations which outweigh this finding.”

A total of 35 per cent of the site’s 68 homes will be affordable housing in conjunction with Preston Council’s core strategy.

Planning permission for the 4.85 hectare site’s broader plans was given by the council in September 2016.
