A MAJOR furniture retailer is in “advanced” talks to open up at the Capitol Centre in Walton-le-Dale.
Unit one has been vacant following Comet’s departure at the end of 2012, and now Royal London Mutual Insurance Society Ltd has gained planning permission for changes to the site, in a bid to secure the deal.
The changes include extending an existing mezzanine floor and external alterations to form glazed elevations to the front and side.
A statement submitted to South Ribble Council for planning permission says: “In the current climate there remain a limited number of retailers seeking opportunities for new stores in locations such as this.
“Inevitably those retailers which are active in the market require modifications to existing retail units to suit their particular requirements in terms of trading format, external appearance, logistics etc.
“The additional mezzanine floorspace being sought within Unit 1 comprises 596 sqm.
“Royal London is in advanced discussions with a furniture retailer to occupy the unit. The retailer has expressed a requirement for a new store to serve the South Ribble and Preston areas.”
Royal London have declined to comment further on which retailer they are dealing with.
Unit 1 currently comprises 1,873 sqm floorspace, including an existing mezzanine floor comprising 574 sqm.
The retailer is said to have expressed a requirement for the mezzanine floor to cover around 90 per cent of the overall floorspace, in order to provide it with the necessary space to display and sell its entire product range consistent with other stores it operates.
The total amount of mezzanine floorspace within the unit will increase to 1,170 sqm.
The plans will remain active for three years, but a timescale for a deal has not been announced.
