Long-awaited plans for a housing estate on farm land have been launched.
Maple Grove Developments, part of the Eric Wright Group, want to build up to 46 homes on land to the rear of 110 - 120 Liverpool Road, Hutton, opposite Hutton Grammar School.
The 5.87 acre site has been designated for development for a number of years, but villagers are unhappy at the latest news and have submitted objections.
Adrian Emberton’s property in Fensway backs onto the site. He has written to planning bosses at South Ribble Council (SRBC) over traffic concerns and says the fields regularly flood.
He said: “The road opposite the grammar school is subject to severe daily congestion due to students, staff and parents arriving and departing the school.
“SRBC did place parking restrictions on this section of road but as there has never been any enforcement these are abused and ignored with vehicles parking on both sides of the road and the pavement. To place access opposite the grammar school will add to the congestion and increased risk of accident to all road users.”
Another local resident said the village lacked infrastructure for such a development, as it lacked a junior school, doctors, chemists, butchers and church.
In it’s design and access statement, the developer said : “The number of trips that would be expected to be made to / from the development by car are minimal and would be un-noticeable in reality.”
It added: There is no material road traffic accident history to suggest that the proposed development would create any highway safety issues.”
A small parking area would also be provided on site, which could be used by parents dropping off or picking up at the school.
The Environment Agency has classified the site as being at risk of flooding from surface water.
