Plans for a mini housing development of “luxury” homes in North West Preston are back on the table.
An application was lodged by Andrew Bradshaw earlier this year to build 13 detached homes at Lightfoot Lane in Higher Bartle, but it was later withdrawn.
Now plans have been resubmitted to build 12 houses on greenfield land, following the demolition of an existing bungalow and stables.
Mr Bradshaw, who owns Maxy House Farm off Sandy Lane, will be building the homes himself on his land, if the plans are given the go-ahead.
He said: “This site is just a small site - we have gone for larger, detached houses, between £300,000 and £450,000, rather than the small houses.
“They are luxury, detached houses.”
A statement lodged with Preston Council said a new vehicular access would be formed off Lightfoot Lane at number 242, to serve as an “interim link”, and 11 detached homes would be built around a cul-de-sac.
It said: “The road layout would be designed to facilitate access to a potential future residential development parcel to the east of the application site.
“The road layout would also be designed to take advantage of the future opportunity of vehicular access from the proposed Redrow residential development of land to the north of the application site.”
It said a link road would later be built, closing the “interim” road and allowing for a twelfth home to be built.
An application for 13 homes on the site was withdrawn in March following discussions between Mr Bradshaw and Preston Council, and the new application has attempted to tackle some of the issues raised. The statement said: “The current application seeks to address the issues discussed, in particular to show how the site is to be developed consistent with and in recognition of the wider North West Preston development area, has regard to the presence of bats, and provides for sufficient parking and safe highway conditions.”
Coun Sue Whittam, who represents Preston Rural North, however, said there were still some concerns about the proposals.
She said: “It looks like the applicant is trying to address the issues we raised initially, but I still have concerns that it might be a bit premature to put it in now, before the masterplan is finalised. We just need to make sure the services are fully integrated.
“With a lot of small scale developments, things like the sewage pipes are not going to have the capacity to deal with all those houses, and if they are agreed in piecemeal they won’t be able to cope with it.”
