Development: Plans have been submitted for 14 homes on Meadowcroft Business Park

A rural business park is set to be bulldozed to make way for a new gated housing development.

Meadowcroft Business Park, on Pope Lane, Penwortham, could be turned into a new development of 14 homes.

Bosses behind the site say it is underused, with four houses and a small number of offices temporarily rented out.

If follows news of a similar scheme on Longton Business Park, Station Road, Little Hoole.

Coun Margaret Smith, leader of South Ribble Council, who represents the area, said: “I think the thing is, let’s see what comes out of the application when the planners put it together. It is a change of use so they will have to investigate that first. There are rules and regulations around these things, as I understand.”

Investments said the site would be a self-build scheme for individuals to build their own homes.

In planning documents, Meadowcroft Investments said their vision was to create 14 ‘executive-style’ homes on the four-acre site.

They have similar schemes in Leyland and Whittle-le-Woods.

They said they have failed to attract new businesses to the site, despite a ‘comprehensive marketing campaign’ over three-and-a-half years.

They said: “The site and buildings are now under-utilised, 
although currently operated as temporary office facilities to a small number of businesses, along with four residential properties.

“The existing buildings are in a poor state of repair and are no longer economically viable to repair. The proposal is to redevelop the site for a self-build residential development following demolition of the existing buildings.

“The self-build development has been designed to enable individuals to build their own homes in line with government initiatives to stimulate and encourage developments by communities.”

South Ribble Council is set to make a decision on the application in the coming months.
