MORE than 50 new homes will be built in a Preston suburb if plans are given the green light this week.

The city’s planning committee has been asked to approve two separate projects, which will see the derelict site of a former pub and a plot of waste land in Ribbleton replaced with a total of 54 properties.

Although the plans will bring much-needed homes to the area, residents living near the former North Water depot in Longridge Road, Ribbleton, are worried about the affect extra traffic will have on the area.

James Harts has applied for outline permission to build up to 35 homes on the land once the existing buildings are demolished.

It is hoped some of the properties would be affordable, low cost homes. The land is in a largely residential area, close to the Gamull Lane shops.

Access will be from Grange Avenue and some residents are concerned the road could become a “rat run” for traffic taking a short cut.

Ribbleton councillor Nick Pomfret said: “There are some concerns about this becoming a run-through for traffic and I think people would prefer it if this was a cul-de-sac of sorts with just one access.

“Apart from that, I think it will be an improvement for the area.

“The site has been used as a skip depot and people have complained about noise and disturbance throughout the day so this will be a lot better.”

Planning chiefs have raised no objections to the access and, in a report to the committee, proposed access on Grange Avenue would be between Holland Lodge, which are four-storey flats, and a two-storey block of flats.

Meanwhile, Goldentree Financial Services PLC is asking for permission to change a previous application for the former Brookfield Arms site in Croasdale Avenue, Brookfield.

That plan, considered in 2010, was for 15 affordable homes.

However, the committee will be told on Monday that the applicants have been unable to get a social landlord prepared to oversee them and is prepared to withdraw the plan if the latest one is approved.

That will see 19 two and three-storey homes with the extra four being made available as low cost homes, which will be managed by Community Gateway.

The pub was empty for some time and the planning committee will be told that no objections have been made to the proposal.
